Design and Planning

We are now ready to begin creatively implementing your ideas into a set of plans and specifications ready for construction. This is the creative and exciting process of looking at your dreams, your needs and your budget. These three aspects will be constantly evaluated by the team to bring about a home that is planned perfectly for you.

Team Meetings
The team consist of you the Client, Steve Richmond, Richmond Project Manager, Architect, and the Interior Designer(s).

During this stage your builder, architect and designer will regularly consult with you on all aspects of your home creatively taking into account the function and form of every detail as your home begins to take shape on paper. The Project Manager and Project Builder will begin to organize and develop the selection, estimating and scheduling for the project. These timelines and numbers will also give the basis for the preliminary plan and budget presentation.

Initiation of Selections
As your plans continue to be finalized in detail, your designer will begin the selection process needed for your home. Your Interior decorator will have a wealth of resources to guide you in making those choices.

Substantial completion of selections
When the selections are made in the planning stage, the plans can then reflect the necessary details to properly execute your decisions in construction. This will save you time and money.

Final Plans, Specifications and Final Budget
Now that the design and selections have been complete, the final specifications and budget will be put together for your approval.

Construction Contract and Schedule of Values
After a final review, the construction contract will be prepared for your signatures. A schedule of values will be prepared for your interim lender for the draw request during the construction of your new home. The team is now ready to move into an overseeing role as the project manager and project builder move to the forefront to see that all the creative details of your home are brought to fruition and fulfill your dreams beyond expectation.
