Preliminary

Our preliminary work begins in initial meetings with Steve Richmond and takes you through an evaluation process where we help to determine the design and budget parameters for your new home.

Initial Client Interview
You will enjoy meeting Steve Richmond and the rest of our company. Steve will have a host of questions to ask you in order to begin developing a proposal that reflects your criteria for a new home. He will give you a questionnaire which will help you think through your needs and wants. This questionnaire will also give us much of the information we need to develop your preliminary design. If you have existing plans we welcome the opportunity to review them along with any pictures or magazine clippings you might have collected. We want to explore your tastes and preferences then complement them with our depth of experience and resources. If you have already purchased a lot it would be helpful to bring surveys, topographic maps, subdivision requirements or other information you might have to make our evaluation more comprehensive.

Site Evaluation
Steve will want to visit your site with you. If you do not have a building site, he will be active in showing you what is available in the areas of your interest and evaluating the various lot and subdivision amenities. This evaluation can save you thousands of dollars. Lot building lines, slopes, soils, trees, utilities and design guidelines all have an effect on design and cost. Lot selection is the first crucial step in building your custom home.

Professional Services Agreement
Once we have reviewed the building site and your budget / design parameters, Steve will submit a professional services agreement for your consideration. This proposal will establish our mutual intention to proceed through design, construction documents and the construction of your custom home with Richmond Custom Homes. A deposit in the amount of 1% of the estimated construction amount will be required in order to begin the Design / Planning stage of the home. This initial deposit will be refunded on the first construction draw request from Richmond Construction to your lender. Your agreements with the Architect and Designer(s) will be separate along with the billings for their service.

Team Organization
Once the Professional Services Agreement has been signed and deposit received, Steve will bring to the team the architect and interior designer(s) that are right for your project. When the architect and designer(s) have had a chance to review your criteria and prepare concepts for you to consider, we will set up an initial design meeting.

Initial Design Meeting
Your team will come together to spend an evening visiting with you, presenting plans, ideas and concepts to further refine the parameters of your dreams on paper.
